VIV Builders, VIV Homes, MHK Architecture & Planning, and Architectural Land Design join forces to develop this rare, oversized lot into a coastal casual, elegant, resort-style destination home in booming Old Naples.

This unique lot presents opportunities, not challenges, for this team who seamlessly blend formality and the calming tropical setting. “The double front porch speaks to the casual outdoor living,” explains Steven Jallad of MHK Architecture & Planning, “and the flanking lighthouse-like towers provide the anchor that says, ‘here I am!’” Symmetry drives the formal feel of the exterior, while nautical elements like a porthole window and metal roof connect this stately home to its beachy Naples address.

“The goal of the design was to maximize the outdoor living experience by drawing you outside at every opportunity,” states Jallad. Christian Andrea and Phil McHenry of Architectural Land Design arrived at this quintessential design early on. Orchestrating the outdoor layout on a perpendicular axis, the team creates a runway-like pool design and raises the planters and the deck to engage the home with the soaring tropical vistas of this expansive resort-style property. “It’s one thing to know you have a strong team — the whole package — but this site and footprint from MHK provided a great width and length in the rear yard, allowing us to create this remarkable backyard oasis,” says McHenry.

To harmonize the casual vibe with this awe-inspiring home, VIV Homes Head of Design Carly Reed uses classically elegant furnishings with a “whisper of coastal elements, neutral earth tones, and soft textures that easily allow the stunning architecture to shine,” she says. Each space carries the soothing color palette and transitional style with special treasure-pieces to highlight soft curves, aqua colors, coco bead textures, and antique mirrors to infuse character.

*Feature cover image: To mimic the horizontal wood siding of the surrounding classic Old Naples’ cottages, MHK Architecture & Planning uses a durable, steel troweled stucco on the exterior. Distinctive brackets that support the overhanging metal roof and delicate mullions around the windows by Andersen Windows & Doors, sourced locally from Naples Lumber, exhibit the transitional coastal design. This oversized lot affords a four-car garage behind the cocoa-colored garage door. Set against this crisp white home, the multidimensional landscape blends formal and tropical styles that echo the home’s symmetry.The quartzite countertop is a rare gem that shines in this kitchen. With striations of white, this taupe countertop glistens in the light of the polished nickel nautical pendants from Visual Comfort. The bright white cabinetry and Bianco Dolomite Marble backsplash offer an airy beach feel. Special features like touch-open upper cabinets, Wolf and Sub-Zero appliances from Ferguson Bath, Kitchen & Lighting, and a Modern-Aire custom hood set this kitchen apart.

Naples Flooring Company provides the rich, European white oak floor from the La Famiglia Collection by Legno Bastone Wide Plank Flooring in their Giuseppina finish. “Floating the staircase added a modern flair,” shares interior designer Carly Reed of VIV Homes. “This was an elegant way to open the space and allow for a statement piece — the whitewashed table.” Square-nose treads and hand rails use the same European white oak, while the newel post and rails are in a bright, coastal white to match the doors. Oil-rubbed bronze door hardware is a classic finish that brings balance to the home’s modish elements.

VIV Homes customizes every rug in this home, and the dining room’s soft braided rug carries the same warm honey tones as the cascading coco bead chandeliers from Made Goods. While the whitewashed dining table and Parsons chairs have a casual breezy feel, the bar’s dark umber finish strikes a dramatic, edgy mood.

“This great room has unforgettable views of the striking blue pool, which stretches far beyond the wide, full-length pocketing slider door,” says Reed, who uses, “light in color, but bold in scale furnishings,” as a backdrop. The glass discs on the chandelier catch the light, reflecting aqua pool tones to unify the space with its resort setting. Reed adds interest with the accent pillows ikat fabric and texture with the grasscloth wallcovering.

Centered in the room, the beaded chandelier hangs from the barrel ceiling clad in a three-dimensional gray and white basketweave tile. Light bounces off the creamy pale-taupe Benjamin Moore paint. The Calcutta Marble of the floor mosaic perfectly blends the earthy color palette with bronze and honey-brown accents. The simple white cabinets flank the freestanding tub, offering pleasing symmetry to this elegant master bathroom.

VIV Homes designed the headboard in a tufted, sandy linen fabric reinforced by the rectangular shapes on the nightstands. Pure white seashells dangle from the classic empire chandelier, infusing opulence into the white, beachy, tongue-and-groove ceiling treatment. Swooping curves on the John-Richard chairs soften the room, while inviting you to relax and gaze at the canopy of pink bougainvillea.

The colonnade of stately pillars frames the calming view and invites tropical colors to become part of this entry balcony. The upscale relaxed seating carries coastal elements, while the pillows share the same variations of color as the natural landscape. The railing is capped and stained with the same rich walnut-espresso as the tongue-and-groove ceiling that showcases an oil-rubbed bronze lantern pendant.

Woven coco beads in a creamy honeycomb color on the traditional dangling chandelier blend formal with coastal. The stark white rug echoes the crisp ceiling color, but the warm wood tones on the dresser and chandelier balance the color spectrum designed by VIV Homes. The bedding in a light gray Belgium linen allows the aqua and soft blue accent pillows to pop. Reed anchors the wraparound windows with playful teal-to-cream tie dye poufs from Surya.

“This vaulted VIP suite is a little more moody,” Reed shares as she creates a swanky aura by offsetting the dark espresso tongue-and-groove ceiling with light and airy furnishings. Mirrored finishes repeat on the nightstand, silver nailheads, and mirror frame artwork. Soft light radiates from the cascading capiz shell chandelier — this beachy element ties into the suite’s mother of pearl accents that sparkle in the bathroom tiles.

“This oversized lot allowed us to do a number of special things beyond what is typical in this area,” Miller describes the nearly 7,000-square-foot property supporting a four-car garage, rear alley access, and grand entrance. Multi-tonal concrete pavers with an alternating band make up the symmetrical driveway by Architectural Land Design. Large circular turning nodes on either side provide extra parking and add unique soft curvatures to the stately straight away drive.

 

To enhance the resort-style feel, Architectural Land Design utilizes exotic ipe decking that delineates the fire pit from the glistening 52-foot pool. Raised planters that showcase mature palms with fuchsia flowers offer extra seating on the shellstone top. These planters, clad in glass tiles, shine back the blue pool color. The pool shelf, fitted with water bubblers between the Ledge Lounger chairs, marks this as a true destination experience.

The white trellis will be brimming with blossoming, vibrant bougainvillea vines to “create the perfect overhead experience,” says McHenry. The view from the spa is a treasure as the trellis overhead frames the sights of this yard oasis. Stepping stones separate the pool from the spa sanctuary, yet holds it together with lit water channels that one can traverse to a waiting hammock.
