Live, Work and Play Downtown

Can you feel it? Ground is about to break and lifestyles are bound to change as premier developer, The Leonard Garner Group, begins construction of The Atrium on Ringling - a very special mixed-use development project on 2.2-acres at Ringling Boulevard and Morrill Street in Sarasota.

Surrounded by downtown destination restaurants, theatres and historic streets, the 18-story “live, work and play” Atrium on Ringling is marketed by Prudential Palms Realty and will include 88 luxury condominium residences (most with water views), 4,500 square feet of retail and 40,000 square feet of office space all on top of three floors of parking. An open central court will climb from the 7th floor courtyard to the clouds, offering the luxury residences natural sun and moonlight.

Designed by the Sarasota firm of William Thorning Little Architects, the building will incorporate Mediterranean-style architecture. Each floor will have eight residences with floor plans ranging from 2,330 to 3,171 square feet. Due to the unique octagonal design, each residential unit is a corner unit, offering unsurpassed views in nearly all directions. To the south, Atrium residents have an unobstructed view of the historic Laurel Park neighborhood of Old Florida-style bungalows and quaint brick streets, perfect for strolling. To the north, the all-inclusive social life of downtown Sarasota is prominently featured and to the west, expansive water views, the famed Sarasota beaches, and breathtaking sunsets take center stage.

“Offering an all-encompassing array of lifestyle choices has attracted a wide range of prospects,” says Cheryl Loeffler, sales team leader with Prudential Palms Realty of Sarasota. Loeffler, a “Top Of The Rock” performance award winner at Prudential, says she and her dedicated sales team, including Kelly Asfur and Greg Blosser, have been busy handling the incredible initial response to this unique project.

Prudential Palms Realty, The Atrium on Ringling’s exclusive realtor, has become one of the fastest-growing real estate companies in the greater Sarasota area, since its beginnings just four short years ago. Synonymous with quality service and always on the cutting edge of the real estate industry, the Prudential name has become familiar to people all over our area, offering a host of special programs, services and attractive properties, like The Atrium.

Regarding The Atrium, for some the prospect of living where you work is an attractive one. “That 30-second commute is quite a draw,” says Prudential sales associate Greg Blosser, referring to the mixed-use property options The Atrium on Ringling offers. Most potential buyers are mid-life professionals leaving barrier islands, as well as those looking for a more all-inclusive lifestyle, says Loeffler.

Another draw is the impressive (and all-inclusive) list of amenities like the resort-quality pool, spa and expansive recreational deck that will occupy the amenity level on the fifth floor. A board room/media center with TV theater, catering kitchen and a staffed and outfitted office/business center will also be included. Other amenities include a two-bedroom guest suite, a 24-hour concierge and a third-floor "safe room" with a kitchen, an emergency generator and room for 100 people. But by far the best amenity offered, says Loeffler, is, “Living where you work and play and an umbrella sense of community.”
